Engineering
BMS & AI
We turn isolated heating, ventilation and refrigeration systems into one coordinated system. As Siemens Solution Partner and certified Schneider Electric partner we program on the three major DDC platforms – and we recommend what fits your project, not what earns us the highest margin.

What we deliver
Three platforms, one hand
Programming on the three major DDC platforms – our own engineering competence, no vendor cage.
All trades under one roof
Heating, ventilation, refrigeration, lighting, shading, energy meters – one system, one interface.
Engineering depth
Data-point structure to AMEV and VDI 3814 Part 4.1. Documentation that still holds up at the third maintenance.
Profitability calculated honestly
TCO to VDI 2067, dynamic payback, BEG funding routes – with open assumptions instead of blanket promises.
Typical scope
- We analyse the existing plant and control interfaces of all building-services trades on site
- We recommend the right platform – platform-neutral, per project
- We program ourselves on the three major DDC platforms
- We document the data-point structure to AMEV and VDI 3814 Part 4.1
- We check funding eligibility and prepare the evidence
Frequently asked questions
Practical questions from our consulting – answered honestly
What is the difference between GLT, BMS and building automation?
In today's practice the three terms mean the same thing. GLT (Gebäudeleittechnik) is the older German term. BMS (Building Management System) is the international term. Building automation is the umbrella term for the entire technical discipline. VDI 3814 defines the formal structure in three levels: field, automation and management level.
From what building size is a BMS worthwhile?
The threshold does not depend on square metres but on the complexity of the building services. A 5,000 m² warehouse with a single hall heater does not need a BMS. An 800 m² office building with a heat pump, a ventilation system with heat recovery, photovoltaics and conference-room air conditioning, on the other hand, benefits considerably. In our experience the economic threshold begins where several energy-relevant trades are to work in coordination.
What happens to the plant during an internet or server outage?
A correctly planned building-automation system works decentrally. The actual control runs on the local DDC automation station in the control cabinet – heating curve, airflow, frost protection and safety chains are stored there and work autonomously, without internet. If the BMS front end or the internet connection fails, the plant keeps running undisturbed. What is lost is visualisation, remote access and cross-system optimisation – until the system is reachable again.
Is AI worthwhile in every building-automation system?
No, and that is the most important question. A single heat pump in a manageable commercial property does not need AI. It becomes useful where several energy producers and consumers interact (heat pump plus photovoltaics plus ventilation plus storage plus refrigeration plant). Also in properties with high downtime costs, where predictive maintenance is valuable regardless of plant complexity (data centres, hospitals, refrigeration-dependent production).
* Ranges for COP values, efficiencies and savings are empirical values from comparable reference plants and not a guarantee for a specific property. We only make binding statements after an on-site analysis, load-profile recording and a property-specific calculation to VDI 2067. Manufacturer and component names are deliberately not mentioned – selection is made per project and vendor-neutrally.
