Air Conditioning

Commercial air conditioning means more than cooling and heating. It is about air quality, energy efficiency, maintenance effort and the question: refrigerant or water in the building? We plan vendor-independently – and tell you honestly which system makes sense for your building.

Climate-critical spaces: offices, data centres and logistics – VRF or water-based, presence-controlled and BMS-integrated.

What we deliver

  • VRF or fan coil?

Refrigerant or water in the building – we explain the difference and recommend what fits.

  • Presence-controlled

Air conditioning runs only when someone is there. Considerable savings in comparable reference plants*.

  • CO₂-controlled ventilation

Fresh air when needed – not by a rigid schedule. Heat recovery with high efficiency*.

  • Automatic dew-point protection

No condensate, no mould – automatically, regardless of your settings.

Typical scope

  • System choice VRF / fan coil / hybrid to DIN EN 378 and usage profile
  • Presence control with mmWave sensors and a GDPR-compliant works agreement
  • CO₂-controlled ventilation with heat recovery to DIN EN 16798
  • BMS integration on open protocols – across manufacturers
  • Economic analysis to VDI 2067 – vendor-neutral

Frequently asked questions

Practical questions from our consulting – answered honestly

What is the difference between a VRF air-conditioning system and a fan coil?

A VRF system routes the refrigerant directly to the indoor units in the rooms. A fan-coil system routes only water through the rooms – the refrigerant stays in a central unit. Fan coils need less maintenance and are not subject to charge limits under DIN EN 378 indoors. VRF systems can be installed faster without a hydraulic network. Which fits depends on building size, pipe routes and safety requirements – we advise per project.

How much can presence-controlled air conditioning really save?

In comparable reference plants* we achieve considerable electricity savings on air-conditioning consumption – especially in buildings with many conference rooms that are used only for hours at a time. In production halls with continuous operation the potential is lower. A reliable forecast is only possible after analysing the specific building and usage profile.

Can condensation really be ruled out with water-based systems?

With correct planning and functioning sensors, yes. The system monitors temperature and humidity in real time, calculates the dew point and always keeps the chilled-water temperature above this limit. If a sensor fails, the system automatically switches to a safe fallback supply temperature. Prerequisite: correctly dimensioned sensors per room zone, no 'one sensor for everything' solution.

Can I integrate different VRF manufacturers in one BMS?

Yes. We integrate vendor-independently via BACnet or Modbus gateways. That means uniform control, uniform monitoring, uniform alarming – regardless of the equipment manufacturer. You also remain free for future equipment changes.

* Ranges for COP values, efficiencies and savings are empirical values from comparable reference plants and not a guarantee for a specific property. We only make binding statements after an on-site analysis, load-profile recording and a property-specific calculation to VDI 2067. Manufacturer and component names are deliberately not mentioned – selection is made per project and vendor-neutrally.
